For home, commercial & code inspectors

Walk through.
Walk out with a report.

Your last six-hour Sunday.

InspectAI listens, sees, and writes the report while you walk the property. By the time you're back in the truck, it's ninety percent done. You review, you send, you go home.

The problem, in plain English

It's 4pm. The walkthrough ended at 2.

You've got two hundred photos in random order, two pages of scribbled notes, and a buyer waiting on the report tomorrow morning. The inspection took two hours. The report will take six. Again.

01

Six hours of writing.

After every two-hour inspection. Most of your week is documentation, not inspection. The fee structure assumes the writing is fast. It isn't.

02

Two hundred unsorted photos.

Which one is the cracked flashing? Was that the basement or the garage stairwell? You're sorting at 9pm with a tab open to street view trying to remember.

03

A laptop in the crawl space.

Or worse, on the kitchen counter at the client's house, while they hover. Tendonitis from typing in tight spots. The entry-fee that doesn't show up in the marketing.

The work, rewritten

Three steps. No laptop.

The phone in your pocket already has LiDAR, four microphones, a 48MP camera, and a neural engine. We just put them to work.

01

Walk & talk.

Start an inspection. The app records continuously — voice, photos, LiDAR room scans. Describe what you see. The room you're standing in becomes the room the data lives in.

02

It does the typing.

On-device transcription turns your speech into structured findings. Computer vision tags defects in your photos. By the time you finish the basement, the basement section is written.

03

Walk out with the report.

Your client gets an interactive web report — clickable defects, cost ranges, a 3D walkthrough — before you've left the driveway. PDF export included. Branded with your license.

Built around the way you already work

No new workflow. Just no more typing.

InspectAI doesn't replace your process. It removes the parts that hurt — the photo sorting, the report formatting, the tab switching — and leaves you with the part you got into this for.

InspectAI app showing voice transcription, room detection, and live defect tagging mid-inspection
1

Voice goes straight to the report.

Whisper transcription on-device. Your spoken findings land in the right finding card, in the right room, with the right severity tag.

2

Rooms detect themselves.

RoomPlan and LiDAR auto-segment the property. You don't manually label "Bathroom 2" — the app already knows.

3

Defects get a second pair of eyes.

Core ML runs on every photo: water damage, cracks, mold, electrical hazards. You confirm or dismiss. Nothing ships without your sign-off.

4

Tap to measure. Anything.

Two taps on the LiDAR scan: a measurement on the report. No tape, no pencil-on-the-wall, no remembering the gap was "about three inches."

What changes

The math, in three lines.

01 — Time
0 min

Reports done in the truck, not the kitchen.

Six-hour write-ups become twenty-minute reviews. Most reports are sent before you reach the next inspection.

02 — Volume
0

Three inspections a day, written.

The bottleneck isn't the inspection. With reporting time removed, your throughput is set by your calendar, not your keyboard.

03 — Life
0

Sundays back. Wrists too.

Most inspectors we've talked to lost two evenings a week to documentation. They get them back the day they switch.

M Built by an inspector
Why this exists

Built by an inspector. Not a software company.

I lost three months last summer doing inspections with a laptop on my knee. Tendonitis was real. So was the math: seventy-five percent of my time was the report, not the inspection. I started building InspectAI for myself. Sixty inspectors are using it in beta now. I'm still in the field every Tuesday.

From the field

What inspectors are saying about the beta.

"First inspection I did with InspectAI, the report was 90% drafted before I left the property. I edited it in the truck. Sent it before dinner. That hadn't happened in fifteen years."
D
Dave R. InterNACHI · Ohio
"The auto-room-detection is what sold me. I'd already paid $80/mo for software that didn't even sort photos by room. This sorts itself."
S
Sarah L. ASHI · Texas
"I run a six-person team. Three of them had wrist issues from typing on iPad covers. Voice-first plus auto-fill is the only thing that's actually moved the needle on volume."

Frequently asked

Things inspectors actually ask us.

What if I don't have an iPhone Pro?+
LiDAR is the dealbreaker — it's what makes auto room-detection and tap-to-measure work. iPhone 12 Pro or newer; iPad Pro 11"/12.9" 2020 or newer. Voice and photo capture work on any iPhone, but you lose the 3D walkthrough and auto-segmentation, so we don't recommend the non-Pro path.
What about my existing report templates?+
On day one we ship ASHI, InterNACHI, and the major state templates. If you've built your own, we'll import it free during onboarding — every inspector who's already paid for a template can keep it. Most inspectors switch over after their first inspection because the auto-fill works better with our schema, but we don't force it.
Is the data secure? Where does it live?+
Photos and audio process on-device first — they never leave your phone for the transcription and defect-detection passes. Final report assembly happens in your private workspace on US-based AWS infrastructure (SOC 2 in progress). You own your data; you can export anything as JSON or PDF, and you can delete a property's data permanently in two taps.
What if my client doesn't want a digital report?+
Every report exports as a fully-formatted PDF that prints cleanly. You get both — the interactive web version for the client who wants to filter by severity, and the PDF for the lender, the seller's agent, or the binder on a kitchen counter.
What happens if I lose service mid-inspection?+
The whole inspection runs offline by design. Voice transcription, room detection, photo capture, and finding cards all work in airplane mode. The cloud assembly step waits until you're connected again — usually by the time you're back in the truck.
Can the AI's writing match my voice?+
Yes. After your first three reports, InspectAI learns your phrasing — whether you write "the panel is grounded properly" or "Service equipment grounded per NEC 250.66" — and matches it on the next ones. You can also paste in a paragraph from a past report and it'll calibrate against that.
